5220 Wisconsin Avenue is located in Upper Northwest Washington, DC two blocks inside the District/Maryland line.

The project site is on the west side of Wisconsin Avenue between Harrison and Jenifer Streets, less than 300 feet away from the south entrance to the Friendship Heights Red Line Metro Station.

Existing Conditions

Currently, the site contains a used car lot, an auto body repair shop and a flower store.

The image below shows a current view looking northwest. From left to right is a bank on the corner of Wisconsin Avenue and Harrison Street, a PEPCO substation (with bricked over windows), and the 5220 site to the north of the substation.

Rendering

Akridge proposes building 55 to 70 condominium homes and ground floor retail space on the 5220 site which includes a five-story traditional-style brick section on Wisconsin Avenue. There will be two additional stories of light, glassier building materials mostly set back from the street.  Below is an architect’s conceptual rendering of the project.

The proposed project has a substantial open courtyard placed in the center of the building. It tapers down to three stories on the southwest portion.  The photograph below of a three-dimensional model of the building shows the design’s varied heights as well as the slanted setback in the front of the building.

Facts and Figures

The proposal includes:
 

  • 55 to 70 for-sale condominium homes with approximately 13,000 square feet of ground floor retail space
     
  • Two levels of underground parking provide: at least 1.2 spaces per residential unit; 15 validated retail spaces; and three residential visitor spaces


  • Two spaces for Zipcar and/or Flexcar; and bicycle storage for residents and retail employees

  •  
  • Approximately half of the building is 5 stories or lower; the other half is 7 stories
     
  • All parking and loading activity will occur via the Harrison Street alley, thereby eliminating three existing driveway entrances which frequently involve hazardous left-hand turns on to and from Wisconsin Avenue
